Every change of ownership of real estate is recorded by the state of WI and made available to the general public. You can find those records here.
These records contain all real estate transfers including properties that were sold For Sale By Owner (FSBO) without the help of a Realtor. Whereas data pulled from the Door County MLS only contains transactions that were facilitated by a Realtor. Therefore the transfer tax records provide a more comprehensive look at the market in general but focus more on the means of the transfer rather than the property itself.
One of the interesting things they track is if the buyer, at the time of closing, intends to use the property as a primary residence. Please note that this only reflects the buyer’s intent at the time of closing. Also, please keep in mind that the data does not say anything about how the non-owner occupied properties are being used.
The chart below is based off of data pulled from the Real Estate Transfer Records website on 10/5/2022. The data for 2022 runs through 9/30/22. The data only contains arms length sales for improved inland single family residential properties located in the City of Sturgeon Bay. The data does not include condos, multi-family properties, waterfront properties, vacant lots or other non-residential properties.
